I used to have to replace chains once a year owing to stretching. My belt drive's been going strong for two, and I don't anticipate having to replace it for several more. Not sure where the idea that chains are more durable than belts comes from. It is true that chains are more repairable, however.

The bit about "don't dress so that you're warm when you get on the bike" is crucial. That's the fast road to overheating.

I don't think it's unlikely at all. Where I am, in late-ish fall it's common to have an all-day soaking rain right before a massive temperature drop. This is practically a recipe for frozen brakes.

Just noting that cables matter too. I have disc brakes and they work fine in the cold, but cable freezing drove me around the bend; I stopped cycling about a month sooner than I wanted to because of it. Recommended palliatives... were less stubborn than the cables on my rear brake, sadly. I'll be running new cables soon...

I have this bike, but I had to go custom to get it and it cost a small fortune. You'll have many more options if you are willing to let the belt drive go. Next best is all-enclosed chaincase.

I would add a sixth type I've run into: Trolls. These people think it's cute or funny to get your attention with the horn, then yell falsely that something's wrong -- "Your rear tire is flat!" is the commonest, but I've also heard "You dropped something!" Nothing much to do but ride on.
